The website does not automatically conclude contracts and does not guarantee real-time availability of accommodations.
3. Booking Requests
Submitting a booking request through the website or other channels does not constitute a confirmation.
A booking is considered confirmed only upon written confirmation from the property, sent via email or WhatsApp.
4. Payments
Payments are made outside the website, through:
booking management platforms (e.g. Octorate)
bank transfer
POS or other payment methods indicated by the property
Any deposit request, payment method, and refund conditions may vary depending on the property, period, and selected rate and will be communicated at the time of confirmation.
5. Cancellations, Changes, and No-Show
At the time of booking, guests may choose between different rates, each with specific cancellation and payment conditions.
These conditions are clearly displayed before confirmation and accepted by the guest.
In particular, the following policies may apply:
a) Free cancellation rate up to 7 days before arrival
Guests may cancel free of charge up to 7 days prior to the check-in date.
After this deadline, the property reserves the right to charge the full amount of the booking to the credit card provided, including in the event of no-show.
b) Non-refundable rate
The non-refundable rate includes a discounted price, which may also reflect special conditions reserved for direct bookings made through the website.
By choosing this rate:
the full amount of the booking is charged immediately upon confirmation;
no refunds are granted in case of cancellation, modification, or no-show.
Any charge made in advance or after the cancellation deadline is applied to protect the property against late cancellations and no-show situations.
The applicable conditions are always those specified in the booking confirmation or on the booking platform used (e.g. Booking.com).
6. Prices and Availability
Prices displayed on the website are indicative and subject to change.
Availability shown on the website is not binding until final confirmation by the property.
7. Use of WhatsApp
WhatsApp may be used as a communication and support channel.
Information provided via WhatsApp does not constitute a contract unless accompanied by formal booking confirmation.
8. Third-Party Services
Availability and booking management may be handled through external services (e.g. Octorate, Booking.com).
AETERNA S.R.L.S. shall not be held liable for:
malfunctions of third-party platforms
technical errors or service interruptions caused by external providers
9. Limitation of Liability
The Owner does not guarantee that the website will be free from errors or interruptions.
The Owner shall not be liable for:
inaccuracies or outdated information
temporary service interruptions
damages resulting from the use of the website
The website may contain links to external websites, for which no responsibility is assumed.
10. House Rules
